The German property market is one of the most opaque in Europe. There is no public price database. Asking prices are routinely 10–20% above market value. The Makler represents the seller, not you. The Notar is neutral — not your advocate. The WEG documents, Grundbuch extracts, and Teilungserklärung that determine whether a property is actually worth buying are all in dense legal German — and nobody explains them to you.
For Indian expats, this is compounded further. German banks assess Indian income structures, visa types, and credit histories differently. A fixed-term employment contract can affect your mortgage eligibility. A thin Schufa profile — common if you have been in Germany less than three years — is penalised by lenders who have never dealt with an Indian professional before. The closing costs alone — Grunderwerbsteuer, Notar, Grundbuch, Makler — add up to 10–12% on top of the purchase price, and most buyers find this out too late.
And unlike a German buyer, you do not have a parent who has done this before. You do not have a cousin in banking or a family friend who knows a reliable Makler.
